THE APPLICATION PROCESS FAQ's
What is required to lease a CENTURY 21 Judge Fite Property Management available property?
- ALL occupants 18 years and older are REQUIRED to complete a separate online application and pay the separate $75.00 application processing fee. We do not accept reports supplied by Applicants.
- A color copy of a valid government-issued photo ID is required, including the back side, if applicable.
- See the Tenant Selection Criteria for full details of the required information and documents when submitting your online application, reasons for automatic denial, and request for exceptions to our Tenant Selection Criteria.
- Two (2) years of verifiable employment and rental history with no interruptions are required. We do not accept verifications from family members.
- Proof of income is required. See the Landlord’s Tenant Selection Criteria for what applies to each Applicant.
- Photos of ALL animals that will be occupying the property are required.
- The $175.00 NON-REFUNDABLE Administration Fee is due upon the approval of the application.
- Applicable deposits and the Administrative Fee are due within one business day of application approval.
- The move-in date must be within 14 days from the listed available date and during business hours.
- The first full month’s rent is required on the date of move-in. The second month of rent is prorated based on the days of occupancy during the first month of the Residential Lease Agreement.
- Applicable deposits and the first month’s rent are required to be paid via certified funds (cashier’s check or money order).
- The Application Processing Fees and Administrative Fees may be paid in the form of a cashier’s check, money order, Visa, or Mastercard. Payment links will be provided during the process to pay these fees online.
- CENTURY 21 Judge Fite Property Management is the sole managing agent for separate individual Landlords; therefore, policies at each property may vary depending on the individual Landlord’s preference.
What would cause my application to be automatically declined?
- Failure to provide required supporting information/documentation and/or information identified as false or misleading.
- Landlords decline of Applicant(s) required request.
- Applicant(s) with a history of eviction actions or monies owed to a previous/current Landlord will be declined.

What happens when multiple Applicants apply for the same property?
- We will continue to market the property and accept all applications submitted for the property until we have an approved application.
- The applications in process will be presented to the Landlord for approval selection upon completion of ALL applications.
- The status of our available properties changes very quickly. We encourage applicants to call our office at 972-780-5380 to confirm the availability of a property before applying. Please provide any additional requested information in a timely manner, as we cannot hold incomplete applications for more than 48 hours.
- If your application is not selected by the Landlord, you may be considered for “possible approval” for another property. You will have the opportunity to transfer your application to be presented to the owner of any of our available properties at no additional cost for 90 days from the time of applying. If you are declined by three (3) Landlords, your application will be considered declined, and you will have the opportunity to reapply after the 90 days has expired.
Is the Application Processing Fee Refundable?
- The Application Processing Fee is NON-REFUNDABLE. The Application Processing Fee covers the cost of history checks, including but not limited to Credit History, Eviction searches, Nationwide Criminal reporting, including Sex Offender, Global Homeland Security searches, and rental and employment history verifications.
- APPLICATIONS WILL NOT BE PROCESSED WITHOUT THE NON-REFUNDABLE APPLICATION PROCESSING FEE.
- If your application is not selected by the Landlord of your choice, your application fee WILL NOT be refunded. You may have the opportunity to transfer your application to another available CENTURY 21 Judge Fite Property Management property at no additional cost for owners’ consideration if qualified under the Landlord’s Tenant Selection Criteria.
How do I apply?
- All CENTURY 21 Judge Fite Property Management applications are required to be completed online. Click here to be redirected to the Available Properties & Apply Now page.
- Locate the property you want to apply for under the “Available Properties” section and click on “Apply Now.”
- Paper Applications are available and are accepted with an additional $25.00 processing fee.

- Before applying, ensure that you have ALL required documents and ALL required information to submit. Please see the Tenant Selection Criteria for details.
- Please contact our office at 972-780-5380 should you have any questions about the application process and/or the status of an available property.
- ALL Applicant requests are required to be submitted in writing with the application, through the online application process.
- Please visit our office during business hours should you require assistance applying online. We are happy to help you through this process.
How do I pay the Application Processing Fee?
- Once you have submitted the completed application, visit our website www.c21jfpm.com and click on Applicants, then click on Pay Application Fee. The payment link accepts Visa or MasterCard.
- A non-refundable application processing fee will need to be submitted for each applicant.
- You may hand deliver the Application Processing Fee to our office during business hours to:
1003 Legacy Ranch Road, Suite 102, Waxahachie, TX 75165. *We do not have an after-hours drop box. - ALL requests requiring pre-approval by the Landlord will delay the application process. Upon acceptance of the requested terms by all parties, the link will be emailed to pay the Application Processing Fee.
How long does the application process take?
- It can take 1-3 business days to complete the application process based on ALL required verifications.
- The process will start upon receipt of the completed application and payment of the non-refundable Application Processing Fee. Applications will NOT be processed until the Application Processing Fee has been paid.
- INCOMPLETE APPLICATIONS WILL NOT BE ACCEPTED.
- Providing incorrect information and/or submitting incomplete information on the application may result in delays in processing the application, and possibly denial of the application.
- After completion, the application is summarized and presented to the Landlord by the Application Closer. We request the Landlord provide the written approval/decline of the application within 24 hours of presentation if possible.
- The Landlord selected application will be notified of approval and/or denial via email.
1. If the Applicant is approved, the required NON-REFUNDABLE Administrative Fee of $175.00 is due within 24 hours of approval to receive the Residential Lease.
2. If the Landlord has declined the application, you may have the opportunity to apply for one of our other available properties at no cost by transferring your application within the 90-day period of applying, if qualified by the Landlord’s Tenant Selection Criteria.
3. All Applicants who are declined will receive an adverse action letter, providing information related to their declined application. This letter will provide contact to the consumer credit reporting agency to contact for further details.
- All communication and documentation should be emailed to applications@judgefite.com in a timely manner.
What happens after the application is approved?
- The Application Closer will notify you upon the Landlord’s decision of approval. A link will be emailed to pay the NON-REFUNDABLE Administrative Fee online. We accept Visa or Mastercard, or a cashier’s check or money order hand delivered to our office during business hours, located at 1003 Legacy Ranch Road, Suite 102, Waxahachie, TX 75165. ****We do not have an after-hours drop box.
- The NON-REFUNDABLE Administrative Fee is due within 24 hours of approval notification. Only ONE (1) NON-REFUNDABLE Administrative Fee of $175.00 is due per lease transaction.
- This fee helps cover the cost of preparing the Residential Lease Agreement documents and setting up your online Tenant Portal.
How do I sign the Residential Lease?
- Upon receipt of the NON-REFUNDABLE Administrative Fee, the Application Closer will invite you to set up your online Tenant Portal. You will sign the Residential Lease Agreement through your Tenant Portal, and once executed, you will have full access to your portal overview. Payments cannot be received via electronic ACH through your Tenant Portal until the 2nd month of tenancy.
- The Application Closer will additionally provide you with a copy of the Residential Lease Agreement in PDF form to review prior to signing electronically. You may also print, sign, and return the Residential Lease to our office. The email will also include additional information regarding the move-in process, offering you a personal concierge service to help assist with your move!
- The Residential Lease Agreement must be executed within 48 hours of receipt. We will not execute the Residential Lease until the required deposit(s) are received.
- You will receive a copy of the executed Residential Lease Agreement via email and a copy will be stored in your Tenant Portal.
How do I pay the Security Deposit?
- All required deposits must be paid in certified funds (cashier’s check/money order) made payable to CENTURY 21 Judge Fite Property Management.
- All required deposits can also be paid using a third-party affiliate, paylease.com. Paylease.com charges additional third-party surcharge fees to use this form of payment online. Fees are based on the type of payment used. We will provide you with the payment link when sending you the Residential Lease Agreement for signature.
- The property will not be considered “Leased,” and the Residential Lease Agreement will not be executed until ALL required deposit(s) have been received.

- You must be the showing agent on record to qualify for commissions offered through NTRIES.
- You must supply your Broker's W9 at the time of application and/or approval to expedite the payment process.
- If all required documents are received, checks will be mailed to the Broker’s address on record with the Texas Real Estate Commission within 2-5 business days of the Tenant taking possession on the Residential Lease commencement date and paying all move-in funds.
- Checks will be made payable to the Broker.
- If your Broker requires a Broker-to-Broker Agreement, please submit this form to our office via email in PDF format.
