Tenant Screenings

CENTURY 21 Judge Fite Management’s rigorous tenant screening process assists in locating and placing qualified tenants in your home. All applicants over the age of 18 must submit an application.

  • Verify Credit History
  • Check Records for Past Evictions, Bankruptcies and Repossessions
  • Verify at Least 2 Years Worth of Employment / Income History
  • Verify at Least 2 Years Worth of Rental and / or Mortgage History
  • Complete a Criminal Background Check

CENTURY 21 Judge Fite Management will make sure you are comfortable with your tenant before the lease is signed. Upon approval, we will negotiate and execute a 14 page Texas Association of Realtors lease agreement to insure protection of your interest and to also comply with applicable state laws.

Move-In, Move-Out and Periodic Inspections

CENTURY 21 Judge Fite Management will inspect and digitally document your property with 150-400 photos prior to tenant move-in and immediately following tenant move-out providing you with proof of your property’s condition before and after occupancy. We will also perform exterior and interior periodic inspections during occupancy to evaluate how the current tenant is maintaining your property.

Emergency Repairs

CENTURY 21 Judge Fite Management uses licensed and insured vendors for repairs and makes sure repairs are addressed in a timely and cost effective manner. We provide an evening and weekend emergency repair line. CENTURY 21 Judge Fite Management will put an end to your middle of the night repair calls.

Regular Maintenance and Upkeep

Your CENTURY 21 Judge Fite property manager can relieve you of maintenance worries by coordinating the upkeep of your lawn or pool. We can also handle your Home Owners Association correspondence and/or violations. We obtain bids and notify our clients prior to any excessive expenses regarding their property.
